What we take away
After a Quebec winter, a parking lot is still carrying everything that was put down to make it usable. We run the mechanical sweeper over it and pick up the abrasive sand, the salt and calcium residue, the gravel torn off the edges, last fall's dead leaves and the garbage collected in the corners and along the islands.
The machine is a compact track loader with a rotary broom and a water tank that keeps the dust down while we work. The sand is picked up, not pushed into the flower bed next door.
Why a clean parking lot lasts longer
This is the part most people never see. A dirty parking lot is not just unsightly: the material left on the ground keeps working against your surface, twelve months a year. Here is what actually happens.
Salt and calcium do not leave with the snow
When the snow melts, the water evaporates but the salts stay. They build up in the sand on the ground and go back into solution with every rain and every dew. A surface that is not cleaned in the spring is therefore getting soaked in brine all summer, long after the last storm.
Calcium chloride attacks concrete chemically
Calcium does not just melt ice. It reacts with the free lime in the cement paste and forms an expansive compound, calcium oxychloride, which takes up more room than the material it replaces and cracks the concrete from the inside. De-icer research documents this mechanism well, and the important point for you is this: it does not even need a freeze to do damage. As long as the residue is there and there is moisture, the reaction keeps going.
Freeze and thaw finish the job
A surface covered in salted sand stays damp longer than a clean one. The more water is held in the pores of the concrete when it freezes, the higher the internal pressure. That is what produces scaling, those patches of surface that flake off and leave the aggregate exposed. Once scaling starts, it does not stop on its own: the exposed surface soaks up even more water the following winter.
Chlorides go looking for the steel
On a reinforced slab, a concrete curb, a retaining wall or a garage ramp, chlorides slowly migrate through the concrete to the reinforcement. When they reach it, the steel starts to rust, and rust occupies several times the volume of the original steel. That pressure is what blows chunks of concrete off and turns a surface repair into a full rebuild.
Winter sand is sandpaper
Every grain of abrasive left on the ground gets crushed and rolled by tires. On asphalt, it polishes the binder and loosens the fine aggregate. On concrete, it wears away the surface layer, the densest and most resistant one. And crushed sand becomes fine dust that lifts as cars go by, which helps neither your customers nor your windows.
Drains that clog
Sand always ends up in the catch basins and grates. A half-blocked grate means water standing after every rain. The following winter, that same puddle becomes a sheet of ice, with everything that implies in freeze-thaw for the surface and in fall risk for your visitors. Cleaning the surface also protects the drainage underneath it.
On pavers, it happens in the joints
Fines and sand work their way between the pavers and gradually replace the joint sand. A contaminated joint holds moisture, lets weeds germinate and invites ants. Since it is the joint that gives interlocking pavers their strength, a joint that loses its function means pavers that start to move. A yearly sweep takes that deposit out before it settles in.
Parking garages and indoor lots
In a parking garage the problem is different, and it costs a lot more. Cars drag calcium and street sand in all winter long, and nothing rinses it away: there is no rain and no melt to dilute anything. The dried brine sits on the slab, goes back into solution every time a wet car comes in, then works its way into cracks, expansion joints and under the traffic membrane.
Protecting the structure
- Less brine in the concrete cracks, so less freeze-thaw spalling on the exposed levels.
- A traffic membrane and sealants that last longer.
- Less corrosion of the reinforcement, which is the leading cause of parking garage slab deterioration in Quebec.
That last point is the one that really counts. Reconstructing a slab in a parking garage runs into the tens, sometimes hundreds of thousands of dollars, and it takes whole levels out of service for weeks. A sweeping pass costs a fraction of that.
Cleanliness, air quality and safety
- Dried calcium dust becomes slippery underfoot and lifts into the air, in an enclosed and often poorly ventilated space.
- Less dirt tracked into elevators, lobbies and occupants' vehicles.
- Floor markings and signage you can still see.
- Less fall risk for pedestrians walking between cars.
Why a compact loader with a broom
- It covers a large area far faster than hand sweeping or a small push sweeper.
- It is compact and manoeuvrable: it fits in ramps, under restricted headroom and between columns.
- We can follow up with a bucket or a debris collector and haul everything out in the same operation.
- It prepares the surface for a spring pressure wash, which is far more effective once the bulk of the debris is already gone.
What it is worth to a property manager
A clean parking lot raises the value of the building and reassures tenants and visitors alike. There is a contractual side too: several membrane warranties and preventive maintenance plans require regular, documented maintenance. We can provide a dated service report for your records.
For a parking garage, the right rhythm in winter is one pass a month, plus a deep clean at the thaw.
How often, in practice
Parking garage or indoor lot: one pass a month through the winter, plus a deep clean in the spring. That is where calcium does the most damage and where the repair bill is steepest.
Once a year at minimum, early in the spring, as soon as the surface is dry. The sooner the residue comes off, the less time it has to work.
Twice a year for a busy commercial property: in spring, and in late fall before the first snow, so leaves and dirt do not get trapped under the snow all winter.
Regular maintenance costs a fraction of what resurfacing costs. A concrete slab or an asphalt lot cleaned every spring easily gains several years of service life, and you see the small repairs coming before they turn into big ones.

The reduced rate applies to bookings made ahead of time, outside the spring rush. Taxes extra. The price covers travel, a full sweep of the surface and pickup of the material. Hauling the collected material off site and cleaning the catch basins are quoted separately, on request.

Why does cleaning a parking lot make the surface last longer?

How often should a parking lot be swept?
At least once a year, early in the spring, as soon as the surface is dry. For a busy commercial property, twice a year: in spring, and in late fall before the snow arrives. Some clients add a summer pass, especially if there are trees or a construction site nearby.
Is mechanical sweeping the same as pressure washing?
No, and that is worth saying plainly. A mechanical sweeper picks up sand, calcium, gravel and debris with a rotary broom, and a water tank keeps the dust down while we work. It removes the layer of material that wears your surface out. Pressure washing is a different job and it is quoted separately. On most parking lots, sweeping is what gives you the most for every dollar spent.
Do you pick the material up or push it to the side?
We pick it up. Pushing sand into a flower bed or into a corner just moves the problem, and it comes back onto the asphalt with the first heavy rain. We can leave it in a pile on site if you have a spot for it, or haul it off the property. Tell us beforehand, it changes the quote.
How long does it take, and will it disturb my customers?
A 40 space lot is usually done in half a day. We work early in the morning, in the evening or on weekends if you would rather have the lot empty. An empty lot cleans better and faster, so everyone wins.
Do you also do condominiums and small buildings?
Yes. Retail, condominiums, apartment buildings, daycares, clinics, warehouses and service centres. Under 20 spaces the base rate still applies, because the travel and the setup cost the same.
Do you go into parking garages and indoor lots?
Yes. The compact track loader fits in ramps, between columns and under restricted headroom. Give us the lowest clearance in your garage when you call, it is the first thing we check. In a garage we recommend one pass a month through the winter, because nothing rinses the calcium away in there.
Can you provide proof of service for our records?
Yes. A dated report for every pass, with before and after photos if you want them. Several membrane warranties and preventive maintenance plans require documented regular maintenance, and it is much simpler to have it from the start than to reconstruct it three years later.
